RICS SURVEY SUGGESTS
MAJORITY OF WORKERS
WILL RETURN TO THE
OFFICE AFTER COVID-19
Up to 80 per cent of workers could return to the o ice a¢ er
lockdown, according to FMs questioned for the latest RICS UK
Facilities Management Survey. With the UK vaccination programme
taking hold across the country, respondents believe employees
could return to the workplace in greater numbers than many initially
expected in the previous quarter.
Expectations around workplace and relocation management services
also saw the strongest expectations for growth over the next year –
with many anticipating the adoption of a ‘new normal’ that could see
workspaces evolving to meet the changing needs of employees and
employers.
Employers also indicated that sustainability continued to be an
important issue as they consider how best to build back and plan how
workspaces suit their needs, with those taking this view remaining
above 90 per cent for the last three quarters.
Elsewhere, the quarterly survey showed a mixed picture of
demand for facilities management services – with sectors such as
manufacturing, business and industrial stalling and retail maintaining
a steep decline. However, as a result on the continued focus on tackling
COVID-19, demand for facilities management services in the healthcare
sector unsurprisingly saw strong growth.
Employment levels also continue to look positive, with a net balance
+24 per cent of respondents reporting an increase in the numbers
working in the sector which continues a positive trend since February
2020. Surveyors also now believe the year ahead will continue to see
new facilities management hiring taking place as the wider economy
recovers.
Facilities management workloads over the next year are also
anticipated to strengthen as the UK begins to ‘build back better’, with
a net balance coming in at +70 per cent compared to +59 per cent in
November. However, profit margins will likely come under pressure,
albeit the latest net balance of -15 per cent being significantly less
downbeat than the reading of -57 per cent posted previously.

FM favours ‘quick
win initiatives’
over strategy to
combat climate
change
The UK FM sector does
not possess a thorough,
detailed strategic approach to
combatting climate change,
according to new research by
VINCI Facilities.
In the autumn of last year,
VINCI Facilities asked over
200 decision-makers how
far their organisations have
progressed in developing
a coherent strategy for
the environment, with
respondents saying they
“favour ‘quick-win’
initiatives that deliver shortterm
effi ciencies, such as use
of local recycling and waste
reduction schemes”.
Analysis within the white
paper report ‘FM and
Climate Change’ indicate
that these approaches do
not address the depth of the
environmental problem even
allowing for the reach or
scope of the organisations
themselves.
Building and construction
activities (as an economic
sector) together account for
36 per cent of global fi nal
energy use and 39 per cent
of energy-related carbon
dioxide emissions when
upstream power generation
is included. CO2 levels and
other greenhouse gases in
the atmosphere rose to new
records in 2019. Emissions
may be projected to drop due
to the eff ects of the COVID-19
pandemic, but climate change
is not on pause.
The research indicates the
majority of organisations
have a policy or strategy
in development, but only
40 per cent have a fully
implemented strategy –
and just a quarter have a
strategy embedded across the
organisation, aff ecting every
operational area.
At least 60 per cent of
respondents said they have
carbon-reduction targets,
but only 47 per cent have a
system in place for checking
the targets are being
achieved. A formal strategy
or roadmap would have
short and long-term targets
for deliverables along with
enabling factors/actions and a
robust measurement system.
